However, ventilation is often forgotten.<\/strong><\/p>\n\n\n\n<div style=\"height:57px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\">Why Upgrade the Ventilation System During a Pipe Renovation?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">A pipe renovation provides a natural opportunity to upgrade the building\u2019s ventilation system at the same time. In many housing companies, the ventilation system is either original or approaching the end of its technical service life, meaning its performance no longer meets modern living requirements. Inadequate ventilation can lead to stale indoor air, moisture accumulation within building structures, and an increased risk of mould and indoor air quality problems. By upgrading the ventilation system as part of the pipe renovation, it is possible to improve living comfort, ensure a healthy indoor climate, and enhance the building\u2019s energy efficiency. At the same time, separate renovation projects in the future can be avoided, reducing both costs and disruption for residents.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If the ventilation system is not upgraded during the pipe renovation, the building is likely to fall well short of today&#8217;s expectations for both indoor comfort and energy efficiency. The Decree on Energy Efficiency Requirements for Repair and Alteration Work, which entered into force in 2013, requires energy efficiency improvements in permit-based renovation projects. Compliance can be achieved either by improving individual building elements, such as adding insulation, or by demonstrating an improvement in the building\u2019s overall energy performance through technical building services solutions, such as enhanced heat recovery.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Upgrading a Gravity Ventilation System<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">A gravity ventilation system relies on pressure differences created by indoor and outdoor temperature variations as well as wind effects. As a result, its performance is highly weather-dependent and airflow rates cannot be accurately controlled. During a pipe renovation, the limitations of a gravity ventilation system often become more apparent because the building envelope typically becomes significantly more airtight due to bathroom renovations, sealing of penetrations, and refurbishment of windows and doors. This reduces uncontrolled replacement air intake and can further weaken the operating conditions of the gravity ventilation system, potentially leading to insufficient ventilation, particularly during periods of increased moisture and pollutant loads.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In addition, pipe renovations often result in increased use and loading of wet rooms, for example through more frequent shower use and the installation of washing machines. This places greater demands on the ventilation system\u2019s moisture removal capacity. A gravity ventilation system cannot provide sufficiently consistent or adequate extract airflow under these conditions, especially during summer and when indoor-outdoor temperature differences are small. Furthermore, the system does not allow airflow rates to be adjusted or balanced on an apartment-by-apartment or floor-by-floor basis, nor does it meet modern requirements for ventilation controllability, energy efficiency, or indoor air quality.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">When carrying out renovation work, ventilation should always be evaluated as part of the building as a whole. If the gravity ventilation system is left unchanged, there is a risk of deteriorating indoor air conditions, moisture condensation within structures, and uncontrolled transfer of pollutants between spaces as pressure differences fluctuate. For this reason, pipe renovation projects often involve upgrading to a mechanical extract ventilation system or a balanced supply and extract ventilation system. These solutions ensure adequate ventilation under all operating conditions while providing improved controllability and energy-efficient operation.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Upgrading a Mechanical Extract Ventilation System<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">From the 1960s onwards, mechanical extract ventilation became increasingly common in apartment buildings. These systems are based on maintaining a controlled negative pressure within the building. Typically, a building-specific or stairwell-specific roof fan is installed on the roof to extract air from bathrooms, utility rooms, and kitchens. This solution provides adequate air change rates while effectively removing moisture, odours, and indoor pollutants.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The performance of a mechanical extract ventilation system depends on an adequate and controlled supply of replacement air. In older buildings, however, the provision of replacement air is often insufficient or based primarily on uncontrolled infiltration. In such cases, replacement air enters through leakage points in the building envelope, window joints, stairwells, or a limited number of outdoor air vents. As a result, the incoming air is unfiltered, follows outdoor temperature conditions, and enters through uncontrolled airflow paths. This can lead to draughts, local temperature differences, and reduced indoor air quality.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The pressure difference required for ventilation is created by the roof fan, which maintains negative pressure inside the building relative to the outdoor environment. If the replacement air routes have not been properly designed or balanced, the negative pressure is applied unevenly across the building structure, causing airflow distribution problems. As a result, ventilation-related performance issues are often mistakenly attributed to deficiencies in the building envelope or windows, even though the root cause lies in the overall balance of the ventilation system.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">During winter conditions, these challenges are further intensified by the stack effect, which is caused by indoor and outdoor temperature differences. The stack effect creates varying pressure conditions throughout the height of the building. Negative pressure increases in the lower floors, resulting in stronger infiltration of outdoor air, while the pressure difference on the upper floors may decrease or even become positive relative to the outdoor environment. The result can be ventilation imbalance, significant variations in airflow rates between floors, and increased draught discomfort, particularly in the lower levels of the building.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">These factors should be carefully considered when planning renovation and refurbishment projects, especially when assessing ventilation performance and designing a controlled and adequate replacement air strategy.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">How Can a Ventilation Renovation Be Implemented?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">A ventilation renovation can be carried out using either a <strong>centralized<\/strong> or a <strong>decentralized<\/strong> solution.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Converting an existing mechanical extract ventilation system with roof fans into a centralized supply and extract ventilation system is often relatively straightforward. If the building already has a mechanical extract system, the existing extract ductwork may, at least in part, be reused, which can help reduce renovation costs. Ventilation units can be installed in locations such as bathrooms, kitchen cabinetry, or dedicated service cupboards, enabling flexible implementation without extensive alterations to the building&#8217;s structural elements. In addition, a decentralized ventilation system enhances fire safety and prevents the transfer of noise, odours, and airborne contaminants between apartments, as the ventilation system is not shared with neighbouring dwellings.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Although decentralized ventilation increases the number of apartment-specific units within the building, it offers the advantages of user-oriented control and energy-efficient operation based on actual occupancy and living patterns. This makes it a highly attractive option for ventilation modernization projects carried out in conjunction with pipe renovations.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">An apartment-specific heat recovery ventilation system is generally quick and cost-effective to install. However, without careful planning, the cost of associated construction work can come as a surprise. For example, when a ventilation upgrade is carried out alongside a bathroom renovation or pipe renovation, the same service enclosures and structural openings can often be utilized without significant additional costs.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">To evaluate project costs accurately, it is strongly recommended to determine in advance whether parts of the existing ventilation system or ductwork can be reused.
